I build things with AI. Seven of them are live and standing in this Grid — a CRM that reads contracts, a national short-term-rental map, signage software, a radio desk, a gear expert for music retailers, a Minecraft server dashboard and a brokerage site.

Before that: DJing, then behind the counter at Guitar Center, Brook Mays Pro Shop and West L.A. Music, then teaching Logic Pro for Apple, then years in Los Angeles studios. Then Texas real estate. Every one of these is a thing I wanted to exist in a room I was actually standing in — which is why none of them are demos.

An AI-first real estate CRM. Drop in a signed contract or a fifty-page inspection report and get structured data back — the only contract analyzer in its category — plus a lead auto-responder that works at 11pm.

It absorbs four subscriptions agents pay for separately, which is how it lands at $79.99 against competitors charging $400–900.

STR HUB

A national short-term-rental map and agent matching service. Not one regulation page is hand-written — three CSVs hold the truth and the build regenerates every page from them.

An audit of the 35 oldest pages found 119 wrong claims, including telling investors Houston needed no registration when it had been mandatory since January. All 119 corrected. The rule since: a blank cell is a correct answer, a guess is not.

WidgitBoard

Digital signage for every screen you own at one flat $19.99 a month, while the rest of the category bills $8–20 per screen, every month, on top of a player you have to buy.

The canvas on its homepage is the real editor — you build a board before you sign up for anything. Editor, preview and kiosk share one renderer, so what you build is what goes on the wall.

TonesinTime

A 24-hour independent radio station and the desktop broadcast desk that runs it. The usual way is four programs and a subscription. This is one app, and that is the whole point.

Fix an artist's name in the library and the stream title, the listen page, the now-playing card on the video and the play log all change with it — because there is one library and they are all reading it.

GearPlug

The gear expert you can hire, on every product page. One script tag puts a product-aware assistant across a music retailer's whole catalogue — answering from the manufacturer's own manual, recommending from the retailer's own stock.

The hardest part to build, and the one that makes the rest trustworthy: when no manual backs an answer, it says so instead of inventing a page number to cite.

Your Minecraft server, under control from any browser. Fifty-odd features — console, players, mods, files, Discord alerts — in one Python file. No Docker, no Node, no panel software.

That constraint is the product: it installs in under two minutes on a box where nothing else is set up, which is exactly where a small server lives. $14.99 once, lifetime updates.

Dwellverse

A Texas brokerage site built to be found. Almost nobody starts that search on a homepage — they search a ZIP code, a school district, a neighbourhood. So the site is built around the long tail rather than the front door.

Deliberately boring underneath: vanilla HTML, CSS and JavaScript, no framework. For a site whose whole job is ranking, load time is a feature.
